We carry out 6 monthly property inspections where you will receive an report of the condition of the property along with any comments from the tenants and your dedicated property manager.

We carry out extensive tenant checks using our chosen independent referencing agency Goodlord. A tenant fills out an application link to include employment and landlord referees, signs up to open banking, and undergoes a credit check which looks for things such as CCJ’s, Defaults, Bankruptcies and Insolvencies.

Tenants are required to upload proof of ID and Right to Rent in the UK along with a selfie video for verification purposes. Savings and other additional forms of income are also researched.

We are delighted to say that for 40 years we have had a number of contractors on hand to carry out all types of legal and compliance certifications for our existing and new landlords, both before and during a tenancy should these be due for renewal.

We like to have open and honest conversations with our renters at the initial enquiry stage, with a number of questions designed to get to the heart of the renters’ motivation to move and to determine how long we feel they may wish to stay at the property.

Obviously, nobody can account for unexpected events further down the line, however we are proud to have large number of our tenants that stay for 3+ years in their properties.

We offer three core lettings services, the tenant find service, rent collection service and fully managed service.

We also offer a management takeover service for landlords who have been unhappy with their current estate agents handling of things, or those landlords who opted initially for a tenant find only service but have felt that they would like to move this over to us to take care of for them each month.

We contact the tenant within 1-7 days of missed rent via phone, email, and text to ascertain if there are any issues.

We act as mediators to establish a formal, written repayment plan, prioritising keeping the tenant in the property if they are cooperative.

If the tenant does not respond or fails to pay, we immediately contact the guarantor to request payment if there is one.

If arrears persist (particularly 2+ months, or 3+ months under the upcoming Renters’ Rights Act), we serve a Section 8 notice to start the possession process.

We prepare a detailed statement of account and, if necessary, assist with legal proceedings for eviction and recovery of rent arrears.

Each tenancy begins with an independent inventory clerk carrying out a check-in prior to the tenants moving in, and then again at the conclusion of the tenancy, to carry out a check out.

If damage is found or cleaning, costs are usually deducted from the tenant’s security deposit with their agreement. The check in and check out documents contain written and photographic details of the condition of the property and your dedicated property manager at Oliver Jaques will handle this on your behalf.

This new legislation completely reshapes possession, rent increases, tenancy structures, and compliance obligations. It’s detailed, technical, and not something you want to guess your way through because if you aren’t compliant the consequences are extremely serious, and if you are in breach, it is not a quick fix.

Your market appraisal is the first important step in the renting process. One of our experienced, qualified valuers will assess the property and understand your motivations and needs as well desired timescales, offering you the advice that comes with being the leading local agent since 1986.

We provide our landlords the maximum marketing exposure across all major property portals including Rightmove and Zoopla, a wide range of social media apps and channels including Facebook, Twitter, Instagram and Youtube and of course our state-of-the-art, interactive, Oliver Jaques website.

Our modern offices are strategically positioned in key high street and on-site locations, and are staffed with friendly and approachable, qualified, experienced teams who are ready to match suitable tenants. Our prominent “To Let” agency boards also provide 24-hour marketing.

Offering flexibility is key in broadening the appeal of a property to prospective tenants. Furnished properties will give a better visual impression to the prospective tenants on how the property will look, making it more likely to rent quickly. Should you wish to rent your property unfurnished, we would recommend that you still provide the white goods.

Once we receive an offer in writing from potential tenants, we will immediately relay the detailed information to you. We employ independent tenant-specific referencing agencies to thoroughly check each individual situation, including credit history, employment status and previous rental history, giving you peace of mind.

Following the conclusion of satisfactory referencing checks and your acceptance of a suitable offer, you will receive formal written confirmation outlining details of the proposed tenancy.

Tenants will then be required to provide Oliver Jaques with their Right to Rent documentation which includes Passport and where applicable, a UK Visa in the form of a Biometric permit which will be checked, copied, signed, and dated. They will be asked to make a payment of the equivalent of one weeks’ rent as a holding deposit.

Our Tenancy administration team will draft an Assured Shorthold Tenancy (AST) agreement for all parties to sign. They will ask the tenants to pay their first month’s rent and the equivalent of a five weeks’ rent security deposit. All deposits are protected in a Government approved deposit scheme.

An independent Inventory Clerk will meet the tenants at the property to conduct the check-in process. The meter readings will be taken and the keys will be photographed and then handed to the new Tenants.
