Letting With Oliver Jaques

At Oliver Jaques, we don’t believe that each individual landlord requires the same plan, we operate very differently. More than half of our business comes from repeat business and recommendations so we can’t afford to not get this right.

We value our independence and the fact that it allows us to constantly make decisions to tailor our service to your needs. We do not hide behind a corporate name or brand, it is our business, and our reputation at stake, nobody will work harder securing you a let on your property.

Marketing Your Rental Property

You don’t need us to tell you that we advertise on the major property portals such as Rightmove and Zoopla, create floorplans and photography and video walkthrough tours, and carry out accompanied viewings – this is what you expect.

We also run targeted Social Media campaigns on Facebook, Instagram and Twitter, and have our very own Youtube channel.

The Real Secret To Our Success

We have, in our opinion the most experienced property management team in London, with the majority of our staff having been part of the Oliver Jaques family for many years, in their current roles, in their current branches.

This length of service means everyone is a member of ARLA Propertymark and the Lettings and Management Guild and have seen and experienced everything there is to when dealing with property.

Our guide to letting your property

View the process of letting your properties with us.

Your market appraisal is the first important step in the renting process. One of our experienced, qualified valuers will assess the property and understand your motivations and needs as well desired timescales, offering you the advice that comes with being the leading local agent since 1986.

Rental values will be based upon numerous factors including the property location, number of bedrooms, property’s condition, comparable evidence of rented properties, and of course applicant demand.

We provide our landlords the maximum marketing exposure across all major property portals including Rightmove and Zoopla, a wide range of social media apps and channels including Facebook, Twitter, Instagram and Youtube and of course our state-of-the-art, interactive, Oliver Jaques website.

Our modern offices are strategically positioned in key high street and on-site locations, and are staffed with friendly and approachable, qualified, experienced teams who are ready to match suitable tenants. Our prominent “To Let” agency boards also provide 24-hour marketing.

Offering flexibility is key in broadening the appeal of a property to prospective tenants. Furnished properties will give a better visual impression to the prospective tenants on how the property will look, making it more likely to rent quickly. Should you wish to rent your property unfurnished, we would recommend that you still provide the white goods.

Once we receive an offer in writing from potential tenants, we will immediately relay the detailed information to you. We employ independent tenant-specific referencing agencies to thoroughly check each individual situation, including credit history, employment status and previous rental history, giving you peace of mind.

Following the conclusion of satisfactory referencing checks and your acceptance of a suitable offer, you will receive formal written confirmation outlining details of the proposed tenancy.

Tenants will then be required to provide Oliver Jaques with their Right to Rent documentation which includes Passport and where applicable, a UK Visa in the form of a Biometric permit which will be checked, copied, signed, and dated. They will be asked to make a payment of the equivalent of one weeks’ rent as a holding deposit.

Our Tenancy administration team will draft an Assured Shorthold Tenancy (AST) agreement for all parties to sign. They will ask the tenants to pay their first month’s rent and the equivalent of a five weeks’ rent security deposit. All deposits are protected in a Government approved deposit scheme.

An independent Inventory Clerk will meet the tenants at the property to conduct the check-in process. The meter readings will be taken and the keys will be photographed and then handed to the new Tenants.

Managing your rental property is considerably easier when you live locally, and have relationships with local trades people. However, should anything go wrong, from a boiler breaking down to a leak from a neighbouring property, it can become stressful. There are over 125 pieces of Landlord legislation to adhere to and in an ever-changing property landscape it may be logical to consider a fully managed service.

Our experienced Property Managers will carry out regular property inspections, and will manage the day to day demands of your tenants, ensuring your property investment and long-term interest is well maintained and most importantly, that your tenants abide with their tenancy obligations.

OJ have been great to deal with. I can honestly say Leona is the most professional estate agent I’ve come across (sadly rare these days) – diligent, honest and friendly, nothing is too much trouble. Highly recommended.

Denise Sofia

Leona is your dream estate agent come true! First off, how many of us would stay late in the office, and having closed up for the night, smile at a customer with a non-urgent question, unlock the door, and say ‘come in’, instead of ‘come back tomorrow’?

Not only is her customer service amazing, her attention to detail, expertise, and readiness to go the extra mile are outstanding. Thank you Leona!

Dorothy Robertson

Tom has been absolutely brilliant helping us on our journey to find the right home so far. His communication has been outstanding in terms of arranging viewings and he’s shared information about different properties and the surroundings area that we wouldn’t have known otherwise. We are looking forward to continuing to work with him on our hunt to find the right home!

Sadie Goodson

Ben has guided and supported tirelessly through an end-of-tenancy and with finding new tenants quickly and as seamlessly as could be managed. Really appreciate being kept in the loop every step of the way. Great estate agents all round!

Paulina Hagyari

Oliver Jaques made my move to my first solo flat seamless and easy! Professional team – special shoutout to Michael and Steve!

Timothy Reynard

Ben (Property Consultant) and Rosalie (Sales Progressor) made what was a very very quick turnround (at our request) incredibly smooth. Both were very very responsive and accessible throughout. We enquired about a different property and it was Ben’s idea to show us the one we eventually chose. He always had a smile on his face and was very relaxed whilst also exceedingly helpful. Rosalie was a true star, always on our side, a creative problem solver and helped massively with a – at times – very unresponsive solicitor. Having dealt with numerous estate agents in the past, we felt throughout the whole process that Ben and Rosalie genuinely cared and I couldn’t recommend them more.

Darryn C

Had a great experience working with Steve and the team who managed the letting of my flat in the area.

Matthew Searles

I have been dealing with Fahim & Serkan at your Bow Quarter depot. Both chaps have been exceptionally professional and super helpful. An absolute breeze to work with and fills you with confidence as a future landlord/agent. Thanks again guys. Really appreciate all your help.

Jack

I rented a property managed by Oliver Jaques over an 18 month period and could not fault them at all.
