Beckenham is part of the London Borough of Bromley, sitting on the southern edge of London where the city gives way to the countryside of west Kent. The name is recorded as far back as 862, and Beckenham stayed a small settlement until the railway reached the town in 1857, at which point large villas began to appear along Southend Road and the roads around what’s now Kelsey Park. Growth continued through the Victorian and Edwardian periods, and the Municipal Borough of Beckenham existed in its own right from 1935 until 1965, when the town became part of the newly formed Bromley borough.

Today Beckenham sits between Bromley to the south and Crystal Palace, Penge and Sydenham to the north, and it reads as a quieter, greener alternative to those busier neighbours without losing its own train and tram links into central London. The High Street runs through the middle of the town, backed by leafy roads of Victorian and Edwardian houses, several of them within the Kelsey Park Conservation Area.

As you’d expect from a town this close to central London, Beckenham has transport options to suit most kinds of journey, whether that’s a fast train into the City or a short tram ride to Croydon.

  • Car & Road: The A222 runs through Beckenham on its way between Bromley and Croydon, while the A2015 carries traffic along the High Street towards Beckenham Junction, and the A234 links the town north to Sydenham and Crystal Palace. The South Circular and the A21 are both within a short drive, giving fairly quick routes out towards the M25.
  • Bus: A large number of London bus routes serve Beckenham High Street, many of which call at Beckenham Junction and connect the town to Bromley, Penge, Catford and Croydon.
  • Train: Beckenham Junction is the main station, on the Chatham Main Line to London Victoria, with a typical journey time of around 23 to 25 minutes. Southeastern and Southern services also run to London Bridge, taking around 37 to 38 minutes, with additional peak time trains to London Blackfriars. Beckenham Hill, New Beckenham and Clock House stations offer further routes into Lewisham, Catford and Crystal Palace on the Catford Loop and Crystal Palace lines.

Life in Beckenham centres on the High Street, a good stretch of shops, cafes and services that’s rarely as busy as the shopping streets nearer central London, backed up by a supermarket, a leisure centre and several parks within walking distance of most homes.

  • Shopping: Beckenham High Street runs the length of the town centre and holds most of the day to day shops, including a Marks & Spencer Simply Food, a Sainsbury’s superstore, and a Waitrose further along. Boots, Specsavers and a number of independent shops, barbers and cafes fill the rest of the parade, with further supermarkets and shops along Beckenham Road towards Elmers End.
  • Eating & Drinking: The High Street holds a fair spread of chain and independent cafes, restaurants and coffee shops, several occupying older buildings that once housed Beckenham’s Victorian shopfronts. The site of the former Three Tuns pub, where David Bowie once played, now trades as a restaurant on the High Street, a small reminder of the town’s musical past for anyone who knows where to look.

Property styles in Beckenham: Most of Beckenham’s housing dates from the Victorian and Edwardian period, when the railway first brought development to the town, and large bay fronted terraces and semi detached houses still line roads such as Southend Road. Around Kelsey Park and Copers Cope Road there are bigger detached houses on wider plots, some dating back to the original Kelsey estate, while purpose built flats and newer developments cluster around Beckenham Junction and the High Street, suiting first time buyers and renters who want to stay close to the trains and trams.

The best regarded streets: These sit around Kelsey Park and along the roads that back onto it, where large Victorian and Edwardian houses on generous plots still draw strong interest from family buyers. Southend Road and the wider Kelsey Park Conservation Area are known locally for their period detail, while roads closer to Beckenham Junction and New Beckenham offer a more affordable route into the area through flats and smaller terraces.

Beckenham holds more history than its quiet, leafy streets might suggest, from a Georgian mansion turned arts centre to a bandstand with its own place in music history.

  • Beckenham Place Park and Mansion – Once John Cator’s country retreat, this Grade II* listed Georgian mansion stands in a 237 acre park bordering Lewisham.   • Kelsey Park – Landscaped around the old Kelsey manor, this park has a lake fed by the River Beck, formal gardens and plenty of waterfowl, and opened to the public in 1913 after local campaigning saved the estate from housing.   • St George’s Church – Beckenham’s parish church stands on the High Street and dates back to before 1100, though the current Grade II* listed building was largely rebuilt between 1885 and 1903.
