Telegraph Hill sits on high ground in the London Borough of Lewisham, right on the border with Southwark, between New Cross to the north and Nunhead to the south. The name comes from a semaphore signalling station built on the summit around 1795, once used to send news such as Wellington’s victory at Waterloo to London before it was taken down in 1823. For most of the 1800s the hill was market garden land owned by the Worshipful Company of Haberdashers, which laid out the wide, tree-lined streets of villas that still define the area today, with most building work taking place around 1871.

Those Victorian streets, running between Kitto Road, Pepys Road, Jerningham Road and Waller Road, sit inside the Telegraph Hill conservation area, protected since 1990 for their architectural unity. Living here feels different from the flatter streets around New Cross station or the shopping parade at Nunhead, since the hill gives many houses long views over central London from their upper floors, and the two part Telegraph Hill Park sits right at the centre of the neighbourhood. Compared with the terraces closer to New Cross Gate, the roads on the hill tend to carry less through-traffic and keep wider verges planted with mature trees.

Transport in Telegraph Hill runs on three nearby rail stations and a run of bus routes into New Cross, Peckham and central London, even though no station sits inside the conservation area itself.

  • Car & road: The A2, called New Cross Road along this stretch, forms the northern edge of the neighbourhood and runs straight into the Old Kent Road towards Bricklayers Arms and the City, while the A20 begins at New Cross and runs south east as Lewisham Way towards Blackheath and Kent. The South Circular passes a short drive away through Lewisham, giving drivers routes out to Dulwich, Greenwich and onward towards the M20.
  • Bus: Routes run along New Cross Road, Nunhead Lane and Queens Road, linking Telegraph Hill directly to Peckham, Lewisham, Camberwell and central London without needing a change.
  • The nearest airport: is London City, roughly forty minutes away using a combination of Overground and DLR services.

Property styles in Telegraph Hill: Most houses on the hill are three and four storey Victorian terraces and semi-detached villas built from the 1870s onward for the Haberdashers’ Company, many with high ceilings, bay windows and long gardens running down the slope. Flats make up a large share of sales too, mostly converted upper floors within these Victorian houses rather than purpose built blocks, alongside a smaller number of ex-council flats near New Cross Road and Kitto Road.

The widest and most sought after properties for sale in Telegraph Hill sit on Pepys Road, Waller Road and Jerningham Road, where semi-detached villas with off street parking and larger gardens change hands for the highest prices on the hill.

Living in Telegraph Hill means walking down off the hill for most day to day shopping and errands, since the streets on top stay almost entirely housing, broken up only by the park, a handful of churches and the local schools.

  • Shopping: New Cross Road at the foot of the hill carries the nearest everyday shops, including a Sainsbury’s and an Iceland, alongside independent shops around Kitto Road and Nunhead Lane. A Saturday farmers’ market runs in the lower half of Telegraph Hill Park for fresh produce and local stalls, drawing people up from New Cross and Nunhead alike.
  • Eating & Drinking: The Rose Pub and Kitchen on Nunhead Lane is a long standing local favourite for its beer garden and Sunday roasts, while The Telegraph pub on the Peckham border and Skehans on Kitto Road cover Thai food and a proper pint within a short walk of most houses on the hill.
