The Selling Process Explained

Do your own research on the value of your property. Rightmove and Zoopla have sold house prices and you can see what is currently being listed. Online valuation tools can also be useful but be aware there are many factors that an online tool alone can’t take into account.

Research the estate agents in the area, ask friends or family for advice and look at review sites such as AllAgents.co.uk. Finally ask an Estate Agent around to give you an accurate valuation and overview of their services.

Be cautious of going with the highest valuation or lowest sales fee. Different Agents will offer different services and you should find one that suits what you’re looking for. Ensure the agent lists on the major web portals: Rightmove, Zoopla, PrimeLocation and OnTheMarket, as losing one of those could potentially lose you 25% of your prospective buyers!

So you’ve chosen your Agent, now get ready for market. Declutter, tidy, maybe give the front door a lick of paint. Curb Appeal is more important than you realise, often the condition of the entrance hall is more important than the living room. The Agent should use professional photographers and floor-planners who should be able to give advice on presenting each room when they come around.

We accompany all viewings and you may feel you would rather leave us to it and not be in. We will show every aspect, quirk and selling point of your home and ensure the viewer has a positive feeling of your home.

Don’t be put off by negative feedback from the early viewings, remember if you have 20 viewings before we find a buyer, that means 19 people didn’t want to buy your house, but only the 20th one matters!

Once a buyer comes forward, we will negotiate on your behalf to get you the best price and also the best buyer. We ensure that any prospective buyer is fully vetted before an offer is put forward so you know they have the ability to proceed.

Once a sale price is agreed we will instruct the solicitors and the legal bit can start

Now it’s mostly time to sit back and let the professionals take over. Your buyer will arrange the Mortgage Valuation and any other surveys they require. At the same time, your solicitor will forward the Contract of Sale and Leasehold Pre-Assignment Pack (if applicable).

The buyers will review all the paperwork and may ask you to clarify some point if necessary. Once the buyers are ready they will look to agree a completion date with you and offer to exchange contracts.

Once the buyer is happy to proceed, they will offer to Exchange Contracts and transfer the deposit money. Be aware that once you exchange contracts the sale becomes legally binding; there’s no turning back now so make sure you are 100% happy to proceed.

Once contracts are exchanged, line up some removal quotes, inform the doctor, schools, your employer etc of your new address and start packing.

On the day of completion, your solicitor will inform you once they have received the balance. This is usually early afternoon. Make sure you are packed and ready to go to your new home.

If you are buying a related property then your solicitor will have made sure you have exchanged and completed on the same day, so you should now be able to go and pick up the keys to your new home, move in, unpack and buy a takeaway.
