Telegraph Hill is a small pocket of Victorian streets between New Cross, Nunhead and Brockley, known for its park views over the capital and its conservation area status. Keep reading to see what Telegraph Hill has to offer.
Telegraph Hill sits on high ground in the London Borough of Lewisham, right on the border with Southwark, between New Cross to the north and Nunhead to the south. The name comes from a semaphore signalling station built on the summit around 1795, once used to send news such as Wellington’s victory at Waterloo to London before it was taken down in 1823. For most of the 1800s the hill was market garden land owned by the Worshipful Company of Haberdashers, which laid out the wide, tree-lined streets of villas that still define the area today, with most building work taking place around 1871.
Those Victorian streets, running between Kitto Road, Pepys Road, Jerningham Road and Waller Road, sit inside the Telegraph Hill conservation area, protected since 1990 for their architectural unity. Living here feels different from the flatter streets around New Cross station or the shopping parade at Nunhead, since the hill gives many houses long views over central London from their upper floors, and the two part Telegraph Hill Park sits right at the centre of the neighbourhood. Compared with the terraces closer to New Cross Gate, the roads on the hill tend to carry less through-traffic and keep wider verges planted with mature trees.
Transport in Telegraph Hill runs on three nearby rail stations and a run of bus routes into New Cross, Peckham and central London, even though no station sits inside the conservation area itself.
Property styles in Telegraph Hill: Most houses on the hill are three and four storey Victorian terraces and semi-detached villas built from the 1870s onward for the Haberdashers’ Company, many with high ceilings, bay windows and long gardens running down the slope. Flats make up a large share of sales too, mostly converted upper floors within these Victorian houses rather than purpose built blocks, alongside a smaller number of ex-council flats near New Cross Road and Kitto Road.
The widest and most sought after properties for sale in Telegraph Hill sit on Pepys Road, Waller Road and Jerningham Road, where semi-detached villas with off street parking and larger gardens change hands for the highest prices on the hill.
Living in Telegraph Hill means walking down off the hill for most day to day shopping and errands, since the streets on top stay almost entirely housing, broken up only by the park, a handful of churches and the local schools.
Telegraph Hill packs history into a few streets, from a Napoleonic signalling station to a Victorian estate built by one City livery company.
The Hill Station Cafe – a vibrant community cafe and bar on Telegraph Hill with live music, a fully stocked bar and a resident pizza pop-up from Dinner for One Hundred.
Skehans – an independent, family run Irish pub in Nunhead voted best pub in London by Time Out, with live music six nights a week and an authentic Thai restaurant out back.
The Golden Anchor – a vibrant yet chilled Nunhead pub serving drinks and food, known for its live jazz jams, vinyl nights and lively weekend DJ sets.
Dinner for 100 – a beloved neighbourhood pizzeria that began as a community dinner on Telegraph Hill, now serving seasonal, saucy sourdough pizzas like the signature Macgyver.

Oliver Jaques offer a range of services to sellers and landlords across Telegraph Hill – get answers to common questions about these services below.
We follow a strict registration process to gather the necessary information on every potential buyer. Once an offer is received, buyers are referred to our financial services department to be fully qualified before anything is presented to you as the seller.
Our valuers bring a combined 50 years’ experience of the South East London market, backed by detailed local data. Telegraph Hill’s housing is dominated by large Victorian terraces and semis within the Conservation Area, many with generous gardens and, higher up the hill, genuine city views, so getting the price right depends on real familiarity with these period homes.
As one of London’s longest-serving independent estate agencies, our customer care is reflected in a Google review rating of 4.8, a track record that resonates with the many families who’ve lived in Telegraph Hill’s Conservation Area for years and want an agent who understands the local market.
Yes, every viewing is accompanied by a member of our team, with at least half an hour allocated. That’s especially useful for the larger family houses on roads like Reservoir Road and Pepys Road, where buyers often want time to properly explore the space and garden.
We list your home on all the major portals, including Rightmove, OnTheMarket, Zoopla and PrimeLocation, giving your Telegraph Hill property strong visibility among buyers looking across New Cross, Brockley and the wider South East London area.
Yes. We work with a panel of solicitors we’ve built strong relationships with over many years, and for mortgage advice we recommend Chancery Mortgages, who, like ourselves, have been established for over 40 years.
Yes, we’re members of the Property Ombudsman, meaning every sale we handle in Telegraph Hill and the surrounding South East London area follows best practice and meets all legal obligations.
With our interactive Streets app, you can view the latest information on your Telegraph Hill property at any time, alongside first-class communication from our team throughout every stage of the sale.
Yes, our offices stay open into the early evening and at weekends. With so many Telegraph Hill sellers and buyers being families balancing work and school runs, we try to be as flexible as possible when arranging viewings.
From listing through to completion, senior members of our team stay attached to your property. Our dedicated sales progressor works closely with both sellers’ and buyers’ solicitors to keep your Telegraph Hill sale on track to a successful completion.
Demand here is strongly family and school-driven. The busiest period runs through the summer months, as families look to move and settle before the new academic year begins, with things going noticeably quieter over the winter.
Given how family-dominated this part of the rental market is, with tenants often taking on a larger Victorian house for several years and bringing their own furniture, we generally recommend letting Telegraph Hill properties unfurnished.
Most enquiries come from families upsizing from flats in Peckham and New Cross in search of a larger period house with a garden, alongside some professional couples drawn to the quieter, leafy streets of the Conservation Area and easy access to Brockley and New Cross stations.
On average, around 300 applicants register each month to find rental property in the area, and at any one time there may be as many as 500 people actively searching for a home locally, reflecting the steady appeal of this part of South East London.
Almost all of the properties we list in Telegraph Hill let within the first two weeks. Accurate pricing, strong marketing and the enduring popularity of the Conservation Area all contribute to quick, successful lets for our landlords.
The average time to let a property here is 5 to 10 days. Viewing availability and the schedules of prospective tenants can affect that slightly, but demand for family houses in this area means we consistently achieve fast results.
