Stratford sits in the London Borough of Newham, in east London, a few miles northeast of the City. Its name comes from the Old English for a street and a ford, marking the point where a Roman road once crossed the River Lea. For centuries Stratford stayed a working district built around railway yards, engineering works and market gardens, and by the twentieth century it had become firmly industrial, known more for its goods yards than for anything a visitor might want to see.

That changed with the 2012 Olympic Games. London’s successful bid brought roughly £9 billion of investment into the area, and the old industrial land east of the station was cleared to build the Queen Elizabeth Olympic Park, its stadium, and Westfield Stratford City. What had been a busy interchange surrounded by scrapyards became one of the biggest retail and leisure destinations in London.

Life in Stratford today sits somewhere between the older terraced streets around Broadway and The Grove, and the newer high-rise developments around the station and the Park. Bow lies to the west, Leyton to the north and West Ham to the south, each quieter and lower rise than Stratford’s station-side towers. People drawn to Stratford tend to want that particular combination: quick trains into central London, new-build flats with lifts and porters, and open green space within walking distance, without paying prices found closer to the City or Canary Wharf.

As a former Olympic host and one of London’s busiest interchanges, Stratford has few rivals in east London when it comes to transport options, with fast links into central London a major draw for buyers and tenants alike.

  • Car & Road: The A11 runs directly through Stratford towards the City, and the A12 links to the M11 within a few minutes, giving a fast route out towards the M25 and Essex. The Blackwall Tunnel and A102 connect south of the river in around 15 minutes by car.
  • Bus: A wide network of routes runs through the bus station beside Westfield, connecting to Hackney, Leyton, Walthamstow and Canning Town, with several key routes running well into the night.
  • Train: Stratford station is served by Greater Anglia and c2c services on the Great Eastern and West Anglia lines, putting Liverpool Street around 7 minutes away and Southend or Norwich reachable directly without changing.

Understanding the Stratford property market matters whether you’re buying, selling or renting here, since prices and rents have both moved a fair amount since the 2012 Games.

Property styles in Stratford: Housing here ranges from Victorian and Edwardian terraces around Maryland and Leytonstone Road, through 1930s low-rise council blocks, to the glass-fronted towers built since the Olympics around the station and the Queen Elizabeth Olympic Park. Converted warehouse flats sit near Sugar House Lane, while newer schemes at East Village and Chobham Manor offer purpose-built family houses alongside apartment blocks, a housing type rarely seen in this part of London before the regeneration began.

The most sought-after streets tend to be the wider Victorian terraces around Romford Road, Windmill Lane and Vicarage Lane, where three and four bedroom houses draw families wanting more space within walking distance of the station.

Day to day life here revolves around one of the busiest transport interchanges in London, though there’s more to it than the station concourse, from the shops of Westfield Stratford City to the surgeries and green spaces tucked away from the main routes.

  • Shopping: Westfield Stratford City anchors most day to day shopping, with department stores, a large supermarket and dozens of high street names under one roof. The older Stratford Centre offers a smaller, more traditional shopping centre with independent stalls, while the streets around Chobham Manor have seen steady growth in independent cafes and shops as new households move in.
  • Eating & Drinking: Westfield’s restaurant floor brings together a wide range of chain and independent restaurants, while a handful of long-standing pubs remain around Stratford Broadway, serving a crowd that spans older locals and the university population close by. The Stratford Centre also has a range of quick food outlets for those wanting something fast between trains.

Stratford’s landmarks tell the story of a place that went from goods yards to Olympic host within a couple of generations, with plenty to explore beyond the station itself.

  • Queen Elizabeth Olympic Park – Built for the 2012 Games, the Park covers 560 acres of walking routes, waterways and public art alongside its sporting venues, and remains the centrepiece of Stratford’s regeneration.
  • London Stadium – The former Olympic Stadium is now home to West Ham United, hosting football, athletics and concerts on the site of the 2012 opening and closing ceremonies.
  • ArcelorMittal Orbit – Britain’s tallest sculpture, this looping steel tower offers panoramic views over east London and includes the world’s longest tunnel slide.
  • Theatre Royal Stratford East – A Grade II* listed Victorian theatre from 1884, long associated with director Joan Littlewood and still a working stage today.

Bat and Ball – a Stratford sports bar and games venue offering ping pong, shuffleboard, karaoke and darts, alongside pizza, burgers and cocktails.

The Cow – a lively pub in Westfield Stratford serving seasonal British pub food and steaks, popular for live sport and West Ham match days.

The Abbey Tap – a vibrant bar and kitchen on The Broadway serving craft beer, burgers and pizzas, with big screens for live sport throughout.

Roof East – London’s best rooftop bar, an urban park on top of Stratford’s multi-storey car park with games, an open-air cinema, food stalls and events.

Oliver Jaques offer a range of services to sellers and landlords across Stratford – get answers to common questions about these services below.

Sellers

We list your home on all the major portals, including Rightmove, OnTheMarket, Zoopla and PrimeLocation, giving Stratford buyers maximum visibility, which matters in an area with one of London’s best-connected stations pulling in interest from across the capital.

As one of London’s longest-serving independent agencies, we’re proud of our Google review rating of 4.8, a level of trust that extends across Stratford’s fast-changing market, from the towers around Westfield Stratford City to the Victorian terraces of Maryland.

We follow a strict registration process to gather the necessary information on every potential buyer. Once an offer is received, buyers are referred to our financial services department to be fully qualified before anything is presented to you as the seller.

With our interactive Streets app, you can view the latest information on your Stratford property at any time, backed up by first-class communication from our team throughout every stage of the sale.

Yes, every viewing is accompanied by a member of our team, with at least half an hour allocated, whether you’re selling a new-build apartment near the station or a period terrace on one of Maryland’s quieter streets.

Yes, we’re members of the Property Ombudsman, meaning every sale we handle in Stratford and across East London follows best practice and meets all legal obligations.

Our valuers bring a combined 50 years’ experience of the East London market, supported by detailed local data. Stratford’s stock ranges from modern towers with concierge services near Westfield to Victorian terraces on the side streets towards Maryland and Bow, so pricing accurately means understanding exactly which market you’re in.

Yes, our offices stay open into the early evening and at weekends. With so many Stratford residents commuting via the Elizabeth line, Central line, Jubilee line, DLR and Overground, we build viewings around working schedules rather than the other way round.

Yes. We work with a panel of solicitors we’ve built strong relationships with over many years, and for mortgage advice we recommend Chancery Mortgages, who, like ourselves, have been established for over 40 years.

From listing through to completion, senior members of our team stay attached to your property. Our dedicated sales progressor works closely with both sellers’ and buyers’ solicitors to keep your Stratford sale moving towards a successful completion.

Landlords

On average, around 300 applicants register each month to find rental property in the area, and at any one time there may be as many as 500 people actively searching for a home locally, unsurprising given Stratford’s transport links and ongoing regeneration.

September is consistently the busiest month, driven by both the academic intake at the university campuses around Here East and Queen Elizabeth Olympic Park and by professionals relocating to take advantage of Stratford’s transport links. Demand eases over the Christmas period before picking up again in the new year.

Enquiries come from a genuinely broad mix, commuters heading into the City, Canary Wharf and the West End via Stratford’s exceptional transport links, students at the campuses near Here East, and families drawn to the green space and leisure facilities at Queen Elizabeth Olympic Park.

It depends on the property type. New-build apartments near the station tend to let faster furnished, given the concentration of young professionals, investors and students in that part of the market, while Victorian terraces on the quieter side streets usually suit unfurnished lets to families who bring their own furniture.

The average time to let a property here is 5 to 10 days. Viewing availability and the schedules of prospective tenants can affect that slightly, but well-presented properties near the station or the park typically move quickly.

Almost all of the properties we list in Stratford let within the first two weeks. Accurate pricing, strong marketing and Stratford’s sustained popularity with tenants all contribute to quick, successful lets for our landlords.
