You must pay a holding deposit of one weeks’ rent to secure the property. This will be refunded or act as a payment towards the security deposit (or 1 months’ rent in advance) upon beginning the tenancy. You will forfeit the deposit if you don’t comply with the terms in your holding deposit document.
We will do reference checks to establish your identity, employment and salary, and to confirm you don’t have adverse credit. This should confirm your right to live in the UK, and that you aren’t subject to immigration controls. You should declare if you have unresolved CCJ’s or bankruptcies at the offer stage. You must provide your passport and Right to Rent in the UK via an applicable Visa.
The tenancy agreement is legally binding and outlines your rights and obligations, alongside the obligations and expectations of your landlord. All parties must sign the document, along with supporting documents (if applicable) prior to the agreed tenancy commencement date.
You will need to pay a security deposit equivalent to five- or six-weeks’ rent with your first months’ rent. Your deposit indemnifies the landlord against rent loss or to pay for any damages. This must be protected in an approved deposit scheme within 30 days from the start of the tenancy.
The Schedule of Condition and/or Inventory process formally notes the condition and contents of a property. The inventory document is given to all parties to sign at the beginning of the tenancy.
